Architectural Review Committee

The Architectural Review Committee reviews each Application for Architectural Changes submitted by Wynfield Forest homeowners. It then determines if the changes are in compliance with the Declaration of Covenants, Conditions, and Restrictions as well as the published guidelines.

I’m sure we have all seen communities without a strong covenant policy, or that don’t enforce their existing policies. What inevitably occurs in such communities is that their quality, and real estate values, diminish. Fortunately, Wynfield Forest is not that type of neighborhood.

Over the past several years, this Committee has strived to be accountable to you, the homeowner, ensuring that your investment maintains its highest possible value. Every decision we contemplate is ultimately based on whether or not it benefits or enhances the community as a whole. While we haven’t been able to please everyone, we are usually successful in reaching a consensus that is agreeable to all parties.

The Committee’s focus is to review proposed changes to a home’s exterior ensuring that they:

• Preserve the continuity of the villages
  
• Neither detract from the aesthetics of the community nor diminish the enjoyment of the community by all residents

Most changes made to your home’s exterior require approval from the Architectural Review Committee. Exceptions include repainting your house the same color or staining your deck or fence a natural wood color.

Please print and complete the modification request form. If you have multiple modifications -- say, painting your house and installing a fence -- please submit separate Request Forms.

In addition, any requests for a fence or new landscaping, etc. must also include a copy of the homeowner’s survey showing the location of the proposed change(s) with your modifications request form.

Hawthorne Management will make a copy of your request for its files and email your application to Rodney Johnson of the Architectural Review Committee. She’ll circulate the application via email to the other members of the ARC and you will be contacted within several days afterwards with the Committee's decision.

The Architectural Review Committee must approve your request for modifications in writing before any work begins.
